TERMS and CONDITIONS OF
BOOKING

   CONTRACT  |

   1.1  | 
  
   The Client will enter into a Rental
  Contract with The Proprietor in the form specified by the Proprietor.   | 
 
| 
   1.2  | 
  
   The Client shall be at least
  twenty-seven years old at the commencement of the Rental Period  | 
 
| 
   1.3  | 
  
   The contract shall be under English Law
  and any disputes relating to the contract shall be settled in an English Court.  | 
 
| 
   1.4  | 
  
   The Rental Contract shall be the entire
  contract.  | 
 
| 
   | 
  
   | 
 
| 
   2.  | 
  
   RENTAL
  PERIOD  | 
 
| 
   2.1  | 
  
   The Rental Period shall be as specified
  in the Contract. Unless otherwise stated, the rental period shall commence at
  16:00 on a Friday and terminate either at 10:30 on a Friday (for weekly bookings) OR commence at 16.00 on a Friday and
  terminate at 15:00 on a Monday (for
  weekend bookings).  |

   RENT  |

   3.1  | 
  
   The Rent shall be as specified in the
  Contract.  |

   4.  | 
  
   SECURITY
  DEPOSIT  | 
 
| 
   4.1  | 
  
   The Client shall pay a security deposit
  of Û 250 to the Proprietor 28 days before commencement of the rental Period.
  This will be returned to the Client once any payments for
  deductions for Breakages, Damage or Surcharges has been settled.  |

   | 
 
| 
   5.  | 
  
   PAYMENT  | 
 
| 
   5.1  | 
  
   A  Booking Deposit of 50% of the total Rent
  specified in the Contract shall be payable at the time the contract is
  signed.   |

   5.2  | 
  
   The Rent Balance being 50% of the Rent
  shall be due 28 days before the Rental Period is due to commence.  | 
 
| 
   5.3  | 
  
   The Booking Deposit
  and Rent Balance shall be paid by Bank Transfer into a bank account nominated by the
  Proprietor.  | 
 
| 
   5.4  | 
  
   Any payment for Breakages, Damage or
  Surcharges shall be paid to the Housekeeper on the last day of the Rental Period.
  If the housekeeper subsequently discovers damage, any amounts may be deducted
  from the Security Deposit before it is returned.  |

   | 
 
| 
   6.  | 
  
   SAFETY
  AND SECURITY  | 
 
| 
   6.1  | 
  
   The Client shall have sole responsibility
  for maintaining safety and security on the property throughout the Rental
  Period.   | 
 
| 
   6.2  | 
  
   The Client shall ensure that areas of
  potential danger to children (in particular the swimming pool area, gas
  barbecue, cooker, darts board) are only used under adult supervision.  | 
 
| 
   6.3  | 
  
   The Proprietor has used reasonable care
  to ensure that the property is safe and secure. The Client must notify the
  Housekeeper of any defects which come to the
  ClientsÕ attention.    |

   | 
  
   | 
 
| 
   7.  | 
  
   HOUSEKEEPING  | 
 
| 
   7.1  | 
  
   The Proprietor shall notify the Client
  of the name and contact details of the Housekeeper for the period of Rental.  | 
 
| 
   7.2  | 
  
   The Housekeeper shall be the
  ProprietorÕs agent in all dealings with the Client during the Rental Period.  | 
 
| 
   7.3  | 
  
   The Housekeeper or the Proprietor shall
  have the right to enter the property without notice between the hours of
  08:30 and 22:00 during the Rental Period  | 
 
| 
   7.4  | 
  
   The Housekeeper will notify the Client
  if gardeners, swimming-pool maintainers or other tradespeople require access
  during the Rental Period. The Client may not unreasonably deny such access.  | 
 
| 
   | 
  
   | 
 
| 
   8.  | 
  
   NUMBER
  OF GUESTS IN THE HOUSE, CLIENT ABSENCE DURING RENTAL PERIOD  |

   8.1  | 
  
   The Client shall notify the Proprietor of
  the number of Guests who will be using the house during the Rental Period.  | 
 
| 
   8.2  | 
  
   The Client must be present overnight at
  all times when Guests are present   | 
 
| 
   8.3  | 
  
   If the Client wishes to be absent for
  part of the Rental Period the Client must notify (in advance of any absence)
  the Housekeeper of the name of the Guest (who must be at least twenty-seven
  years old) who will be responsible during the ClientÕs absence.  |

   8.4  | 
  
   The number of Guests at any one time
  may not exceed 12 (excluding children under 2)  | 
 
| 
   | 
  
   | 
 
| 
   9.  | 
  
   SERVICES,
  SUPPLIES INCLUDED IN THE RENT  |

   9.1  | 
  
   Laundered bed-linen and bath towels for
  the number of Guests notified  |

   Laundered kitchen tea-towels   |

  slightly. If there are changes the Proprietor will use reasonable efforts to
  ensure that the holiday experience of the Client and Guests is not impaired.   |

   10.  | 
  
   BREAKAGES
  and DAMAGE   | 
 
| 
   10.1  | 
  
   The Housekeeper shall undertake an
  inventory at the commencement and end of the Rental Period.  | 
 
|

   The Client shall pay for any breakages
  damage or loss as determined by the Housekeeper at the termination of the
  Rental period.   |

   10.2  | 
  
   A list of the cost of most items in the
  house is available from the Housekeeper.   |

| 
   11.  | 
  
   HOUSE
  RULES  | 
 
| 
   11.1  | 
  
   House Rules are for the safety and
  security of the Client and guests, and for the protection of the property.
  The Proprietor reserves the right to update the House Rules without Notice.
  The Client shall ensure that all guests are made aware of, and abide to, the
  House Rules  | 
 
| 
   11.2  | 
  
   A copy of the current House Rules will
  be available in the house, and is available on the House website.   | 
 
| 
   11.3  | 
  
   The Client shall ensure that all guests
  are made aware of, and adhere to, the House Rules  | 
 
| 
   | 
  
   | 
 
| 
   12.  | 
  
   SURCHARGES  | 
 
| 
   12.1  | 
  
   The Rent includes a reasonable
  allowance (depending on season) for electricity and boiler fuel consumption.
  At the end of the Rental Period the Housekeeper shall calculate the actual
  usage and may levy a Surcharge for consumption in excess of this allowance.  | 
 
| 
   12.2  | 
  
   The Client is expected to keep the
  house in a reasonable state of cleanliness. The Housekeeper may determine a
  Surcharge for additional cleaning time if the house is excessively untidy at
  the end of the Rental Period.   | 
 
| 
   | 
  
   | 
 
| 
   13.  | 
  
   CANCELLATION
  AND REFUNDS  | 
 
| 
   13.1  | 
  
   If the Contract is
  cancelled by the Client more than 12 weeks before commencement of the
  Rental period, the Proprietor will attempt to find an alternative client, and
  if an alternative client is found the Proprietor at his discretion may make a
  refund of up to 50% of the Booking Deposit.  |

   13.2  | 
  
   If the contract is otherwise cancelled
  by the Client, the full Rent shall be payable on the due dates.  |

   14.  | 
  
   NON-PAYMENT  | 
 
| 
   14.1  | 
  
   If the Client fails to pay the Balance
  Rent by the due date, interest on the amount owing shall be due at the rate
  of 7.5% p.a. calculated daily.   | 
 
| 
   14.2  | 
  
   If the Client continues to fail to pay
  the amount then due the contract shall be deemed to have been cancelled by
  the Client one day before the commencement of the Rental Period specified in
  the Contract.    |
